Rules
Guests are invited to read this regulation in order to allow a pleasant stay for themselves and for others.
Stay
The reservation will be considered confirmed only upon receipt of a deposit, by bank transfer or in cash, equal to 30% of the amount of the stay. To confirm the reservation, a summary email will be sent with the agreed conditions. The total balance must be paid upon check in, upon delivery of the keys. If the customer, for any reason, intends to withdraw from the contract 30 days before the date of stay, the Lessor will refund the deposit in full, otherwise the Lessor will keep the deposit as compensation. In case of withdrawal by the customer at the beginning of the stay, the customer must in any case pay the full amount of the stay established at the time of booking.
Personnel authorized by the Lessor can enter the apartments for any repairs or maintenance after prior notice to the customer.
The apartment cannot be occupied by a number of people (including infants) greater than that indicated and agreed upon at the time of booking. The customer is responsible for declarations about the people present in the apartment, for the purposes of the Public Safety regulations. The entry into the Residence by friends or relatives, for daily visits and entertainment, must be agreed and authorized in advance by the Lessor. The hospitality in the property of a number of people higher than the agreed one will result in the termination of the contract, pursuant to art. 1456 Italian Civil Code, and the obligation to pay the Lessor a sum equal to the amount of the entire agreed rent, as a penalty pursuant to art. 1382 Italian Civil Code, also withholding the guarantee deposit for this purpose.
The apartment, furniture and objects must be returned in the same state in which they were received at the beginning of the stay. The Lessee is required to take the utmost care of the property entrusted to him, of the furniture and household appliances and to report to the Lessor any missing or breakages within 24 hours of occupying the accommodation, in order to avoid that it may be, in followed, held responsible, paying any damages. The Tenant undertakes (Article 1590 of the Civil Code) to return the leased property in the same state in which it was received, always subject to deterioration of use, under penalty of compensation for damage. When the rented apartment requires repairs that are not the responsibility of the Tenant, the latter is required to notify the Lessor (Article 1577 of the Italian Civil Code). In the case of urgent repairs, the Lessee may carry them out directly, subject to reimbursement, as long as he notifies the Lessor at the same time.
Smoking inside the apartments and / or throwing cigarette butts from windows and balconies is not allowed. This rule arises from the need to protect those who do not smoke and those who will occupy the apartment later, as well as for the prevention of any fires.
Household linen is provided only on request and for a fee (25.00 euros per week) and consists of: complete bed (sheets, pillowcases) and towels. Lessee is allowed to bring their own linen from home.
Animals of any species and breed are not allowed.
Arrivals, Departures and Payment
The apartment is guaranteed from 15:00 on the day of arrival, if the Lessee is unable to arrive by 18:00 on the day of arrival, he is required to inform the Lessor in good time. If the Lessee does not arrive on the scheduled day but, for his own reasons, postpones the arrival or in the case of early departure, there are no reductions or refunds. In case of failure to notify, the delivery of the keys will take place the following day. If the Lessee, without notice, does not occupy the booked accommodation within the following day, he will be considered as having renounced and cancellation penalties will be applied.
CHECK-IN
- The Lessee delivers the valid identity documents of all the people who will stay in the apartment
- The Lessee pays the agreed balance
- The Lessor hands over the keys of the apartment to the Lessee
CHECK-OUT
- The Lessor checks the condition of the apartment
- The Lessee pays any extras incurred during the stay
- The Lessee delivers the keys of the apartment to the Lessor
